The Department of Municipalities and Transport (DMT) in Abu Dhabi has teamed up with Aldar to launch two extensive residential communities, resulting in the creation of 9,000 affordable rental housing units throughout the emirate.
Situated in Mohamed Bin Zayed (MBZ) City and Baniyas, these projects are an integral part of the government’s Value Housing Programme, designed to enhance access to affordable, quality housing. This initiative aligns with the emirate's strategic urban planning focused on sustainable, inclusive communities.
As per the agreement, Aldar will oversee the development, leasing, and management of these communities, while DMT will provide long-term land leasing rights. The combined gross development value amounts to AED 2.8 billion.
These developments will strengthen Aldar's burgeoning develop-to-hold portfolio, which has reached AED 20.1 billion and includes significant residential rental projects on Yas Island and in Al Shamkha.
Strategic Community Planning
The Baniyas project will be strategically located along the Abu Dhabi–Al Ain (E22) highway, featuring over 30 residential buildings. It promises a blend of residential units, retail spaces, recreational areas, and green open landscapes.
On the other hand, the MBZ City project aims to establish a mixed-use residential environment that includes single-occupancy and multi-tenant apartments along with essential retail and amenities to facilitate daily living.
Emphasis on Accessibility and Lifestyle
Both communities are set to be completed by 2029, crafted to prioritize accessibility and convenience. Residents will benefit from direct links to major roadways and public transport options.
Future residents can look forward to well-managed surroundings with modern conveniences, landscaped green areas, and easy access to necessary services, ensuring a comfortable, affordable lifestyle.
