Ahmedabad (Gujarat), November 5: Landbitt Private Limited has introduced what it calls India’s first blockchain-powered platform to tokenise real estate and enable fractional ownership of land. The service aims to make land investment simpler, more transparent and widely accessible to a broader range of buyers.
The platform issues digital tokens that represent measured shares of authenticated land parcels. Each token denotes a proportional stake in a property and every transaction is recorded on a blockchain ledger to reduce disputes and ensure integrity of ownership records.
Landbitt’s stated objective is to democratise land investment in the same way stock markets do for equities—allowing salaried individuals, investors and Non-Resident Indians (NRIs) to acquire verified land exposure without large upfront capital or cumbersome paperwork.
Combining blockchain with artificial intelligence and AR/VR, the company says it provides an end-to-end tech-led investor experience: immutable transaction records via blockchain, AI-assisted property valuation, and immersive virtual site visits before committing capital.
Every listing is subjected to rigorous checks including ownership verification, document scrutiny and valuation assessments. Investments are structured through a Special Purpose Vehicle (SPV) to define legal rights and profit-sharing arrangements for token holders.
Beyond investors, the platform offers a dedicated Agent Dashboard to help brokers manage leads, track commissions and facilitate referrals digitally. Features such as virtual business cards, performance analytics and leaderboard recognition are designed to help agents scale their business.
Looking ahead, Landbitt plans to introduce a cross-chain token bridge for easier token movement, IoT-enabled land monitoring and an AI legal assistant dubbed “DocBot” to streamline documentation. The firm is also exploring ESG scoring to promote sustainable land investments.
Headquartered in Ahmedabad, Landbitt positions itself as a bridge between traditional property ownership and a technology-driven model where owning land can be as straightforward as buying a share in a company.
