In May 2026, the Sharjah real estate market showcased its resilience with a noteworthy total of AED3.1 billion in transactions from 7,119 deals, underlining the ongoing investor enthusiasm in the emirate’s property landscape.
Data from the Sharjah Real Estate Registration Department revealed that approximately 9.5 million square feet were traded through various sales transactions during this period.
Ownership certificates were the most prominent, accounting for 2,902 transactions, which equates to 40.8 percent of the total. Following closely were ownership deeds with 2,776 transactions, making up 39 percent of all activities.
Mortgage transactions saw a total of 718, contributing to 10.1 percent of the overall transactions, valued at AED934.7 million. Meanwhile, initial sales contracts totaled 513, representing 7.2 percent, and valuation transactions numbered 210, which is 2.9 percent of the total.
Activity spanned across 115 locales within Sharjah, encompassing various property types—residential, commercial, and industrial. The market saw 913 land transactions, alongside 683 subdivided unit deals and 255 transactions of developed land.
The peak transaction value for the month was situated in Al Sajaa Industrial, where a land deal concluded at AED92 million. Meanwhile, the largest mortgage deal occurred in Al Mamzar, involving land worth AED80 million.
A total of 1,851 sales transactions characterized the month, with Sharjah City leading the charge at 1,315 sales. Muwaileh Commercial topped all areas with 328 transactions, succeeded by Al Khan (218), Rodhat Al Sidr (158), and Mezairah (59).
In terms of transaction value, Muwaileh Commercial secured the lead at AED276.6 million. Al Sajaa Industrial followed, registering AED190.1 million, while Al Menhaz had AED150 million, and Tilal noted AED145.3 million.
The Central Region reported 440 sales transactions for May, with Al Belaida spearheading with 133, and the Industrial Area 4 boasting the highest trading value of AED77.8 million.
In the Eastern Region, encompassing Kalba, Khor Fakkan, and Dibba Al Hisn, 96 sales transactions were logged. Al Mudeifi emerged as the leading area with 29 transactions and a trading value of AED31.6 million.
These recent statistics reveal the growing trajectory of Sharjah's real estate scene, displaying a strong demand across its residential, commercial, and industrial sectors.
