Pizza Hut, one of the world's most recognizable fast-food brands, is set to change ownership after parent company Yum Brands agreed to sell the chain for a total value of $2.7 billion. The deal marks a significant turning point for the 68-year-old pizza company, which has struggled to keep pace with changing consumer habits and increasing competition in the food delivery market.

Sale Split Between Two Buyers

Under the agreement, private equity firm LongRange Capital will acquire Pizza Hut's operations outside mainland China for approximately $1.5 billion. Meanwhile, Yum China Holdings will purchase the mainland China business for about $1.2 billion. China remains Pizza Hut's second-largest market after the United States and contributes a significant share of global sales.

Years of Declining Performance

Yum Brands began exploring strategic options for Pizza Hut in late 2025 after the chain continued to underperform compared to its sister brands. While Yum's overall global sales increased by 5 percent last year, Pizza Hut recorded a decline of 2 percent. The company also announced plans earlier this year to close 250 underperforming locations across the United States.

Delivery Revolution Changed the Market

Industry analysts say Pizza Hut struggled to adapt as food delivery culture transformed the restaurant business. Rivals such as Domino's built strong delivery networks early, while platforms like DoorDash and Uber Eats gave consumers access to a wider variety of food options. Pizza Hut's traditional dine-in restaurant model became less effective as customer preferences shifted toward convenience and digital ordering.

A Historic Brand Faces New Challenges

Founded in Wichita, Kansas, in 1958 by two brothers who borrowed $600 from their mother, Pizza Hut grew into the world's largest pizza chain by the early 1970s. Its iconic red-roof restaurants became a familiar sight across the globe. However, changing market conditions and evolving consumer habits have made growth increasingly difficult in recent years.

New Owners Eye Future Growth

LongRange Capital said it plans to work closely with Pizza Hut's management team and franchise operators to drive the brand's next phase of expansion. The investment firm believes Pizza Hut still holds significant value thanks to its global recognition and loyal customer base. Yum China also expressed confidence in strengthening the brand's position within the Chinese market.

Focus Shifts to Stronger Brands

With the sale expected to close during the third quarter of 2026, Yum Brands will focus more heavily on its stronger-performing businesses, including KFC and Taco Bell. Company executives said the transaction will allow Pizza Hut to receive dedicated investment while enabling Yum to concentrate resources on brands delivering faster growth.
